Anyone looking to buy a home in the fabulous North Allandale neighborhood? This gorgeous designer level remodel is for sale! This project was as extensive as it was special. Walking into the home you immediately felt the love and energy the elderly residents poured into it over the years. Being the second highest offer, we were not confident in our obtainment of the house. However, the owners’ children found comfort in my plans to restore the home rather than following the neighborhood trend of bulldozing and completely rebuilding. It was clear that the home was important to the family, and after closing they even returned for the coat closet door with their childhood height measurements.


We knew going in the foundation work would be extensive. We were right, as it even brought us into some pretty substantial plumbing work. So “while we’re at it”, we went ahead and replaced all of the underground cast iron with PVC. Colt Property Group always aims to make the right decisions for the quality of the home, even if it is more costly.


The roof was in pretty bad shape, so we replaced it with a gorgeous metal upgrade. The original layout of the home was interesting, with the primary suite and two bedrooms upstairs accompanied by only one hall bathroom. Meanwhile, downstairs was abundant with living space. We brought the primary suite to the first floor, making it a huge bedroom and bath with a gorgeous walk in closet. Completely reworked the kitchen, dining and living to an open concept space and the biggie - we added a bath in the largest bedroom upstairs, essentially giving us two primary suites. We also put in a proper laundry room. Colt Property Group took a 2200 square foot, four bedroom/two bath house to a 2324 sqaure foot home with four bedrooms and 3.5 baths. Our favorite feature of this project was finishing out the adorable shed in the back with new siding, flooring, paint, electrical fixtures and a mini-split. It will make for a fabulous office for someone!
