Like many of the Colt Property Group projects, foundation and plumbing work was required for this one-half acre corner lot home in east Austin. You could walk into different areas of the home and literally feel the floor sinking. The deflection was six inches from the center of the house to the outer corners. The only way to go in was to dig from the center of the house - similar to the property on Aldford. There was a mound of earth in the middle of the living room. At least we had been in this boat before. After extensive foundation and plumbing work, we were ready to rock and roll on the redesign.
The home was originally segmented into a very large dining area at the front of the house, a fairly small living area, and a galley style kitchen with a breakfast nook. Loving the original footprint of the house, we chose to open up the galley kitchen as well as the space between the living and dining. This kept the traditional feel of the home while creating a slightly more modern appeal. The massive primary suite had two small vanities that were not needed, so we took some of this space to create a true primary bath. Throughout the home we also installed new windows, doors, flooring, cabinets, countertops, appliances, lighting fixtures, and hardware.
